Floor area ratio (Ausnützungsziffer)
Ratio of countable floor area to parcel area – defines how much may be built.
The Ausnützungsziffer (floor area ratio) states how much countable floor area may be built relative to the parcel area. A ratio of 0.6 on 1,000 m² allows 600 m² of countable floor area. Depending on the canton, building mass, coverage or gross floor area ratios are used instead; the intercantonal agreement IVHB harmonises the definitions step by step.
